Auction Properties for
Sale

These notes together with the Conditions of Sale applying to each Lot, are available for inspection at the Auctioneer's Office. They should be read carefully by prospective purchasers and their professional advisers. The Auctioneers and the sellers of the properties in this catalogue have used every reasonable effort to ensure that the properties are fairly described and every opportunity has been given to enable prospective purchasers to make the necessary enquiries and investigations before the sale. Details of vendor's solicitors are available by request.
Particulars of Sale
Prospective purchasers are advised to check the particulars relating to the properties in this catalogue to ensure that they are satisfied as to the accuracy of all measurements, areas, details, eases and other matters referred to in the particulars of the property concerned or the conditions of sale and all other matters subject to which the properties are sold or have the benefit of. Prospective purchasers are also advised to check that any contents, fixtures or fittings expressed to be included in the sale are the property of the vendor concerned. The above should be done by making an inspection of the property and by making all necessary enquiries with Bassets Property Services Ltd, the vendor and the vendor's professional advisers. The prospective purchasers should also make all necessary searches and enquiries of appropriate authorities including local authorities. All measurements and areas referred to in the Particulars are approximate only.
Prospective purchasers will be considered to have inspected the relevant property and have made all necessary and appropriate enquiries and searches.
Conditions of Sale and Amendments or Additions to Conditions of Sale
Prospective purchasers should note that there may be additions or amendments to the particulars or conditions of sale. An addendum relating to these amendments will be available at the auction. The addendum will be attached to the memorandum of sale and form part of the contract for sale. The addendum may have to be signed on behalf of the purchasers. Purchasers are strongly advised to check with the auctioneers when they arrive at the auction as to whether there are any additions or amendments to the conditions of sale referred to in the addenda relating to the Lot they wish to bid for.
Prior Sales
Prospective purchasers should contact Bassets Property Services Ltd prior to the auction to enquire whether a particular Lot will be offered for sale or whether it has been withdrawn or sold prior. Neither Bassets Property Services Ltd nor the vendor will be responsible for any losses or abortive costs incurred by prospective purchasers as to Lots which are either withdrawn or sold prior to auction.
Estimated Prices and Rents, Information relating to Tenant
Any estimates or suggestions given by Bassets Property Services Ltd to prospective purchasers relating to the price at which a property will or may be sold or which a prospective purchaser should bid for such a property cannot be accepted by the purchaser as a valuation. Also any estimates or suggestions given by Bassets Property Services Ltd to prospective purchasers relating to the current or future open market rental for the whole or part of the property must not be accepted as valuations but only estimates for guidance purposes only.
Sale of Property
Purchasers should note that a legally enforceable contract of sale of the relevant property on the terms referred to in these notices and the general and special conditions arises as soon as it has been "knocked down" to the purchaser by the auctioneer.
Telephone and Proxy Bids
Any prospective purchasers wishing to bid through a proxy should contact the Auctioneer's Office for further advice.
Buyer's Premium
Our standard buyer's premium of £200 inclusive of VAT will apply to each lot.
THIS SHOULD BE PAID AT THE CLERK'S DESK ON THE DAY OF THE AUCTION. IN THE EVENT OF NON-PAYMENT OF THE BUYER'S PREMIUM, A DEDUCTION OF £200 WILL BE TAKEN FROM THE AMOUNT RECEIVED BEFORE THE BALANCE IS APPLIED TO THE DEPOSIT.
Deposits
For those less experienced Auction-goers, we would advise that on the day of the Auction when the gavel falls a binding contract is made and that we, as the Auctioneers, will require a deposit of some 10% of the purchase price. This should be by way of a cheque or bankers draft.
CASH OR CREDIT/DEBIT CARDS CANNOT BE ACCEPTED.
If you wish to have a survey carried out on any of the Lots, you should ask your surveyor to contact us for access. If you wish to bid through a proxy bid, this is possible; you need to contact our office and complete the relevant form and pay a 10% deposit that will be banked if you are the successful bidder.
